Heuston South Quarter (HSQ) is a landmark mixed-use development located in Dublin’s City Centre and offered investors the rare opportunity to acquire an iconic producing campus with further development potential.

HSQ included an iconic mixed-use campus comprising residential, office, retail and a development site, 266 luxury apartments, Grade A office space extending to 7,015 sq m as well as an additional 7,015 sq m of commercial space comprising both retail and own door office accommodation. To top this off with being in an excellent location, just 300 metres from Heuston Station and many other links, there’s no wonder why this excellent opportunity was snapped up by Developer Joe O’Reilly and Henderson Park Capital.

 

WHAT WE DID

Given our excellent track record with delivering high-quality marketing material to the commercial property market, we were appointed by Savills & Eastdil Secured to design the marketing brochure which would be sent out to interested parties. The Creativeworld team designed and produced a unique case bound brochure to match the scale and magnitude of the HSQ investment. The cover of the brochure was matt laminated for an elegant feel and came with subtle scodixing of keywords as a finishing touch.

ABOUT THE CLONBURRIS RESIDENTIAL DEVELOPMENT

The Clonburris development is made up of two lots. Combined together, the lots provide a unique opportunity to acquire over 100 acres of SDZ land in West Dublin.

With both lots combined, the Clonburris development presents a unique opportunity to develop approximately 1,800 residential units and approximately 22,185 sq m commercial, subject to planning permission. The site is located approximately 12km west of Dublin city centre, between the well-known residential suburbs of Lucan and Clondalkin.

WHAT WE DID

This exclusive investment opportunity required a host of high-quality material producing in order to best represent its unique offering. With this in mind, Savills knew that they needed a hard-hitting marketing strategy. Savills decided to opt for the full marketing suite at Creativeworld. This involved the production of a marketing video, drone photography, responsive website, email campaign, newspaper ads and a printed and PDF brochure for each lot.

Quit Squad

Helping people on their journey to become smoke-free

Our approach

We decided the campaign was going to be focused around telling the story of previous service users who have all successfully stopped smoking with the help of the Quit Squad.

We evolved the existing logo and brand to ensure continuity throughout the campaign. We worked with a selection of existing service users, potential service users, service providers, specialists, commissioners and decision makers in order to get a better understanding of what draws people to the service. Through this process we created “personas” of service users who had succeeded to become Smokefree and had done so by working with the Lancashire Care NHS Quit Squad. These were then used throughout the campaign to positively reinforce the benefits of quitting.

The campaign

The overall message is clear, “You are four times more likely to stop smoking with the help of the Quit Squad”. The campaign is very much based on public facing events, roadshows, face to face, health centre promotion and other locations where the footfall of the audience would be high. Whilst we continue develop the campaign, it is now in its second phase reaching out via social media channels through the use of campaign case study experiences and video related content.

Results

As a result of this activity the service has seen an increase of referrals from partnering NHS organisations into the service. Furthermore, the number of those who have stopped smoking through using the service has increased 5% in the first set of evaluation results. However, the service is continuing to raise the profile and benefits of the service by launching “smokefree sports” to reach out to specific audiences at sporting locations across the region.

High Quality in the Right Place Video Project

Lancashire Care NHS Foundation Trust approached Creativeworld to consider a communications solution to support their high-quality services in the right place initiative. This programme focuses on ensuring that people are at the heart of their services.

The Message
When we approached the project, there were a number of key messages which needed to be translated in the video. We needed to be able to demonstrate the impact and consequences that each point of contact can have on a person’s life as well as their families. By ensuring the right approach is taken with all service users and by considering their needs at the point of intervention and actions were taken, the service aims to create the most positive outcome for the user.

The Solution
We recruited professional actors as well as NHS staff members to help us to create a powerful video solution that enhances the importance of the right interventions at the right time.

The Process
A narrative script was co-created with Lancashire care, our video production team and other key stakeholders to ensure maximum impact of the key messages.

Filming took place on location throughout the region including NHS staff and personnel to convey real situations in people’s lives, highlighting that without intervention people’s lives could lead to further concerns.

The final video received some fantastic feedback and is being used to reinforce the values shared by the Trust with their staff.

This video is an excellent example of using a case study, where the staff relay their situations, to communicate support interventions, spreading best practice across the services providing and supporting the high-quality expectations in the right place.

THE BRIEF

Lancashire Care NHS Foundation Trust needed was the full marketing suite to recruit the best talent available in their field. They were looking for a way to attract both Nurses and Consultants to work in various locations across Lancashire. Lancashire Care opted for the full marketing package which proved an excellent opportunity for Team Creative to shine in various forms of marketing using exhibitions, print and digital.

THE SOLUTION

As part of the full marketing suite, we developed the branding for the campaign alongside several Social Media ‘micro ads’ to be used across various social platforms. The campaign also took the team to various exhibitions which called for the creation of fully branded, impactful display stands and interactive solutions. Alongside the printed material, came the creation of four separate video case studies on professionals. These were people who have completed the move to Lancashire Care NHS Foundation Trust and highlighted the positive impact it had both professionally and personally, whilst continuing to contribute to the health and wellbeing of the regions service users.

THE CLIENT

De La Salle is a friendly, student focussed school based in St. Helens, on the outskirts of Merseyside. The School approached Creativeworld after viewing our marketing capabilities on our website, to assist them in enhancing their profile across various communication channels. After an initial situation analysis, we recommended a full-service marketing strategy for the next 18 -24 months.

WHAT WE DID

Our delivery for the 2018 intake was to create an Informative, value led Prospectus, with clean imagery throughout reflecting the environment De La Salle School has to offer. To complement this, we partnered the school to create a powerful and engaging video that was used on their open days and shared through the website and school visits. The video relays several aspects of life at De La Salle and driven by the values it reflects the opportunities for students both academically and extra-curricular.

The Lancastrian is an extremely exciting new development which is ideally located in New Cross, Manchester, a place which has been dubbed as ‘one of Manchester’s most vibrant and progressive neighbourhoods’.

The Lancastrian was designed for the build-to-rent market by Hodder & Partners and features an impressive specification including 274 contemporary apartments and two commercial units. To add to this, the development has two residential lounges, a gymnasium, 149 cycle spaces and 60 basement parking spaces. The development also benefits from being located in the heart of a northern powerhouse, being 10 minutes away from the central business district of Manchester.

The Creativeworld team produced a unique, casebound, layflat brochure to emulate the style of the modern development. In addition to the special binding, the brochure was printed in five colours, one of which was a metallic ink, which gave the printed material a classy, elegant feel. Throughout the brochure, the team selected a range of external and internal computer generated images along with location photos of Manchester, all of which perfectly represented an up market development inside a thriving city.

To complement the printed material, the in house digital studio team created and designed a personalised website and dataroom for the development. This allowed downloadable documents to be securely previewed via a bespoke login section. The bonus of opting for a secure data room allowed the clients the ability to monitor live activity of interested parties.

Creativeworld has a vast wealth of knowledge and experience in property investment marketing. With this in mind, leading global real estate service firm, Cushman & Wakefield, appointed Team Creative to design and develop a bespoke brochure for the prime Intu Bromley shopping centre investment opportunity.

Bromley is one of the most significant retail, residential and commercial centres in London. Totalling approximately 500,000 sq ft, the scheme comprises over 120 shop units and is anchored by regional scale stores for Marks & Spencer and Debenhams. Other key retailers include H&M, Zara, Apple and New Look. Ultimately Intu Bromley is a high class, contemporary shopping centre providing a vibrant, fresh and modern retailing environment for world-class brands.

We created a 35 page, 5 colour printed brochure with 2 colour foil complete with a lay flat finish. In addition to this, we did all the interior and exterior photography of the site which allowed us to capture the high class, contemporary shopping centre. Alongside this we created a fully secure, optimized dataroom, complete with a secure user administration section, statistics and an optional ‘email latest document list’.

Blanchardstown is Ireland’s largest retail and leisure destination. It amounts to an impressive 1.2 million square feet and is ideally located in a high growth catchment in Dublin. The property benefits from impeccable accessibility and attracts approximately 16.8 million visitors annually making it a globally recognised retail destination.

The Brief

With Blanchardstown being the biggest shopping centre in Ireland, Joint agents JLL and Eastdil Secured required a brochure complete with photography and a secure data room for potential investors. Most of all they needed an agency with experience and one they knew could get the job done to show the developments maximum potential. Leading Creative agency Creativeworld was commissioned to bring the opportunity to life.

What we did

The team produced a truly unique 76-page brochure complete with bespoke design, layout and artwork. The printed brochure was produced with several special features including a peltouch cover with foil and debossing, printed with metallic ink throughout, layflat binding which was topped off with a ribbon marker. In addition to this, the studio team converted the artwork into an interactive brochure, adding in a navigation bar for ease of use. The finishing touch was the design and production of a premium website to complement the brochure.

WHITEWATER SHOPPING CENTRE

Whitewater Shopping Centre comprises an extensive two storey mall constructed to the highest standards and home to over 80 retailers. The scheme includes 4 anchor tenants, 63 retail units, 11 food court units with seating for 650 people, a 6 screen cinema and 1,700 car parking spaces.

Having worked closely with leading retail investment agents Coady Supple on a host of their recent opportunities, our team was perfectly placed to develop a new marketing strategy for the sale of this exciting Irish shopping centre.

As with any investment of this nature it was important to capture the character and vibrancy of the destination, allowing potential suitors to see what it had to offer as a retail experience. With this in mind, our in-house design team produced a whole library of creative location and internal photography which was used in both a printed 40 page case bound brochure and in one of our bespoke online property investment data rooms.

On brand web mailers and national newspaper adverts were also created as additional marketing collateral to use as part of the promotion.
